Responsibilities
*Supporting the sourcing, structuring, negotiation and due diligence of real estate acquisitions to achieve targeted performance criteria
*Based in Tokyo, the position reports to the Head of Acquisitions
Coordinate and perform Due Diligence for acquisitions
*Review due diligence reports, including environmental, structural, title/survey
*Review existing and proposed leases
Ensure that all items on Due Diligence checklist are completed/satisfactory
*Ensure that documents are tracked and stored according to firm policy
*Support acquisitions officer in obtaining all required management approvals for transactions
Documentation/Closing Acquisitions
*Independently and/or under the lead acquisitions officer’s direction, negotiate and review closing documents
*Act as key interface & coordinator of transaction with all parties & advisors
*Back-up the lead acquisition officer
Support the underwriting of transactions
*Assess feasibility of ideas, risk assessment and mitigation strategies
*Advise acquisitions analysts regarding assumptions and data
*Develop terms and conditions that can be incorporated into appropriate documentation
*Efficient transfer of acquired properties to asset management
*Sourcing of real estate transactions - develop relationships to assist sourcing new acquisition opportunities
Requirements
*Firm understanding of financial concepts, analysis and modeling
*A few years of real estate experience
*Bachelor's degree in finance or related field with 2-5 years of experience
*Strong verbal and written communication skills are required
*Must be independent worker and well-organized and team player
*Japanese native level speaker required with good conversational English ability preferred
