Company Description
* Our client which is one of Europe's Premier Office Solution Service Companies is looking for a General Manager (GM) is responsible and clearly focussed on generating new sales, achieving and maintaining centre sales targets, marketing and financial objectives
*Furthermore the GM is responsible for the Profit and Loss of the business, the management / development of the team specialised in customer service as well as ensuring high centre quality & standards are delivered
Responsibilities
Sales
* Generate profitable new business within the territory in order to exceed personal targets (Sales focus with 80%/90% dedicated time) by managing entire sales cycle from lead/enquiry development, sales tours, marketing and sell all product lines, negotiating and closing deals with prospective clients
* Maintain high conversion and closing rates of at least 20%
* Network with local market brokerage firms/agents
* Create and maintain positive relationships with existing clients that result in new business leads and maximizes opportunities for expansions and renewals to enhance revenue stream
* Renew all existing client contracts achieving optimum rates in line with current pricing strategy
* Actively pursue client expansion leads
* Ensure high client retention in line with the centre retention targets
* Proactively generate new inquiries
* Responsible for management of local/neighbour meeting room sales efforts
* Actively promote all customer services and facilities both externally and internally
* Responsible for centre based meeting room and Virtual Office account management
* Collaborate with corporate staff in setting sales, marketing and profitability goals for the centre
* Implementation and realization of marketing campaigns in line with central marketing calendar
* Develop and implement cluster marketing plan in cooperation with AD
* Adopt company initiatives for news products, offers and promotions
* Cooperate effectively with other sales functions, ASM, CAM, product sales
Profit & Loss Responsibility
* Accountable for the performance and profitability of the business centre
* Conduct monthly analysis of turnover and profitability vs targets and reporting on results to senior management
* Ensure all financial transactions are effectively managed to include enforcing credit and collection policies, making daily deposits, paying accounts, managing petty cash fund and processing security deposit refunds
* Monitor and analyse all financial reports and implement corrective action where required
* Ensure stringent cost controls are in place and E Purchase Orders (EPOs) signed off prior to purchase of any products or services
* Conduct forward forecasting to ensure Area Director is aware of potential large move-outs during next 6 months which may result in budget shortfalls and take appropriate action.
Internal Communication
* Responsible for the communication of all operations, procedural, business development and policy issues to Customer Service Team
* Provides feedback to the Area Director on all operational, sales and service issues pertinent to the effective and profitable operation of the cluster
* Communicate and cooperate with internal service functions such as Finance, HR, Purchase, etc.
Compliance and Safety
* Accountable for a safe site for everyone by implementing and evaluating safe work practices and improving safety performance
Reported and identified hazards are actioned
* Accountable for personal and team compliance with internal company policies, procedures and codes, for example, Team Member Handbook, and all applicable external laws, regulations, standards and industry codes.
* Integration of compliance requirements into staff performance appraisals
* Ensure that the first aiders are in place
* Ensure trial evacuations area carried out as required
Requirements
* Technical Knowledge & Position Specific Skills Commercial apprenticeship or business degree (preferred),
* Proven sales experience of minimum 5 years of direct sales within B2B environment,
* Minimum 3+ years management & leadership experience in a service and sales related B2B environment
* Proven ability to recruit, train and develop teams
* Ability to manage and motivate teams to consistently deliver high performance
* Absolute commitment to high ethics and integrity
* Previous P&L responsibility
* Demonstrated ability to work with financials, including P&L reports, forward order book and yield management
* Languages: local language near native, English business fluent
* Proficient in Microsoft suite of products (outlook, excel, word, power point)
