Company Description

Responsibilities
*Investment Strategy and Performance:
-Implement investment strategy determined for the portfolio consistent with portfolio objectives related to matters like property types, geography, use of debt, etc.
-Achieve target returns for the portfolio and target benchmarks of JREIT such as unit price, EPS, etc.
-Assume responsibility for ensuring all asset level and portfolio level decisions support the achievement of targeted returns and benchmarks
-Communicate goals, strategies, constraints company wide: Acquisitions, AM, Finance and any other functions.
-Investment Committee/Board governance - coordinate and review proposals going to IC, minutes, follow-up actions.
-Marketing for company and cultivation of relationship with prospective investors.
*Portfolio Strategic/Financial Plan
-Prepare long range financial forecast that outlines sources (e.g.- investor capital commitments, cash generated through investments) and uses of cash as required to support issues like:
New investments;
Capital improvements;
Leasing;
Dispositions;
Dividends
Develop and execute capitalization structure including a series of public offering activities and ensure that use of debt supports portfolio financial strategy.
For all portfolios, create consolidated cash flow statement that reflects roll-up of individual property cash flows.
*New Investments
-Collaborate with Research teams and/or LIM to ensure “target markets” are considered when evaluating potential locations for new investments.
-Ensure acquisitions teams understand the investment criteria that will guide decisions regarding new investments.
-Review all proposed acquisitions to make sure they meet the defined criteria for new investments.
*Review of Asset Management and Finance Activities
-Review and approve all asset level strategic plans on each fiscal period.
-Oversee execution of plans by Asset Managers, who in turn will work with property managers to execute property level activities.
-Evaluate all assets proposed for sale within the context of defined hold/sell strategies, and approve as appropriate.
-Ensure valuations are properly prepared, and evaluated within the context of the financial outlook for the portfolio.
-Oversee that reporting communicated timely to investors and in line with copmany's global standards
*Maintaining high standard of Compliance and License
-Monitoring of regulatory environment and licensing requirements.
-Design and review required compliance procedures, integrate into the business, and monitor any necessary actions in order to maintain good standing of licensed entity.
-Communicate with and report to executive committee member for issues and activities of group companies.
Requirements
Over 5 years experience with real estate investment
Fluent English and Japanese in order to interact with both external clients and overseas Investment Committee
Team Management skills
CFA qualification preferred

Remuneration: Around 15M JPM depending on skills and experience
