Company Description
Investment Analyst/Manager at leading real estate investment and fund management company is responsible for the accurate financial modelling and analysis of real estate investments and opportunities
Responsibilities
*Investment Analysts can be expected to be involved in projects that vary in value from US$40M to US$750M and may be engaged in up to 10 projects in varying stages of analysis
*Investment Analyst is a key link in the consistent collation and management of all data used by company to assess investment performance
*Pre-Acquisition Phase
-Provide accurate financial modelling and analysis of real estate investment opportunities strategies whether development, construction, refurbishment, leasing, operation or sale and explain variances and results
-Provide research data supporting the key underwriting assumptions (markets rents, growth rates, vacancies, cap rates etc)
-Gain a full understanding of all the underwriting assumptions and testing these to optimise returns i.e. capital structure, debt/equity, asset plan, legal and tax structure, capex programmes, rents, growth rates, cap rates, lease up periods, etc – voids, operating expense, non-recoverables etc.
-Assist Investment Managers in the preparation of PIP’s Investment Committee papers as required
*Asset Management Phase
-Update Investment Models in conjunction with the designated Investment Accountant, all historic and future cash flows to track current and future investment performance
-Review results with Investment Managers and submitting performance reports as required to the Fund Analyst, within deadlines
-Preparation of accurate financial analysis and investment performance results, for Quarterly Reports, Quarterly Reviews, Board Meetings and IAC meetings as required
-Preparation of accurate financial analysis in support of key asset level capital events and investment decisions (capex programme, major leases, hold/sell analysis etc)
*Disposition Phase
-Preparation of accurate hold/sell analysis providing reliable accurate forecast investment returns on which key decisions can be made
*Other
-Represent company in the market as a reputable player of the highest integrity consistently with the firm's values
-Maintain an up to date understanding of real estate market sectors, cycles, and key performance drivers
-Maintain an up to date understanding of investment modelling techniques
-Maintain effective working relationships with both internal and external associates – e.g accountants, property managers
-Ensure that all recorded investment data is of the highest quality and is consistent with the Firm’s set standards that facilitate Company-wide comparison and analysis (the Investment Management System)
-Contribute to the maintenance of company Pipeline, CRM, Filing, and Investment Management Systems
Requirements
*Fluency in English and Japanese
*Excellent numeracy and excel skills
*Previous exposure to real estate industry preferred, Big 4 and IB background a plus
*The ideal candidate must have good judgment, decisive personality, analytical mind and enjoy a fast paced environment

Remuneration: flexible budget from 8 million JPY base upwards
