Company Description
*This company leads the way in providing real estate investment management services to investors seeking increased exposure in the Asian and European real estate markets
*Due to continued expansion and the launch of new Opportunity Funds globally there is currently a need for an Asset Management professional to assist in the asset management phase for new and existing opportunity investments in Japan
Responsibilities
Reporting to the Head of Asset Management, Japan:
*Creating and implementing asset management opportunities and exit strategies, working closely with acquisition and finance teams
*Working closely with and managing Joint Venture Partners, developers and real estate service providers
*Leading negotiations and coordinating property professionals on new leases, lease renewals, rent reviews, lease restructures etc
*Preparation and presentation of proposed transactions to Investment Committee
*Monitoring and liaising with Managing Agents, providing instructions and day-to-day running assets including service charge management
*Preparation and presentation of Business Plans and Quarterly Reports, reporting on all aspects of the performance of the asset against underwriting assumptions
*Capital expenditure and non-recoverable forecasting and reporting
*Assist in annual investment valuation process
*Undertaking site inspections and liaison with tenants (where appropriate)
Requirements
*At least 5 years asset management experience ideally within an asset management team with a major property fund manager, property company or consultancy, preferably with Asian and opportunity fund experience
*Track record in identifying and delivering value enhancement opportunities and an appreciation for development
*Financially aware with excellent appraisal and analytical skills
*Previous involvement with a number of high value and high profile real estate investments would be beneficial
*Effective man management skills (as relevant to managing property managers, valuers , lawyers and other consultants)
*Excellent negotiation, presentation and interpersonal skills
*Accurate, succinct report writing skills with a good eye for detail
*Good working knowledge of Health and Safety and Environmental legislation
*Ability to work effectively under pressure in order to meet deadlines as part of a close-knit team and under own initiative
*Commercially astute, personable, confident, able to communicate at all levels with first class leadership qualities
*Educated to a minimum of university degree level, ideally with a relevant professional qualification
Additional Notes
Remuneration:
*Around 12 million yen base salary depending on skills and experience
